ResClub® Lite Membership Program
ResClub was created to deliver both an attractive real estate investment vehicle, along with a feature that provides for annual vacation use by the investor. Member/investors can select and vacation every year at their designated investment property, or, throughout thousands of properties worldwide. The combination allows vacation use combined with a fixed, guaranteed cash return on their membership investment – paid quarterly for up to 30 years.
This investment fund is for the purchase real estate to be utilized by members of a Lite ResClub Membership program. Members of the Lite ResClub branded residence clubs all enjoy usage, plus fixed rates of return – 8.0% with zero weeks personal usage annually, 6.5% with 1 week of personal usage annually or 5.0% with 2 weeks personal usage annually, all absent the operational costs or upkeep required maintaining a whole ownership residence. This creates a family vacation program that not only pays for itself, but rewards the family with a return on their investment.
The ResClub Membership Programs have been designed as an opportunity to experience and utilize resort residence accommodations while omitting the typical ownership costs associated with traditional vacation home ownership, timeshare and branded residence clubs, and at the same time providing a guaranteed annual return in the structure of a securitized investment. This is suitable for 401K, 1031 Exchanges a number of other retirement and investment planning tools.
Each membership level, Lite, Elite and Prestige has a duration of 30 years, with an option for ResClub to buy it back from the member for 100% of the invested amount after 5 years.
Revenue is generated primarily through the short-term rental of inventory in the Membership Programs.

Mr. Williamson has been involved in the Vacation Home Industry since 2003 and has over 20 years of experience in the field of Branded Investment Luxury Property. In his successful career, he has worked with Four Seasons, Hard Rock, Fairfield, AECOM, Nicklaus, and most recently Encore Capital Management.
Mr. Williamson brings over 30 years of successful experience in International Real Estate Development, Acquisition and Sales/ Marketing. He has developed over 6000 condominiums and apartments, several hotels, built teams and trained and managed hundreds of sales and marketing personnel, and has executed transactions spanning the US and 10 other countries. A former executive in the Real Estate division of the Four Seasons, he has acted as the International Real Estate Investment Adviser for many Institutional Real Estate Investment firms, foreign and domestic governmental agencies, major corporations and high net worth private investors from all over the world.
Mr. Williamson is a US Army Veteran and served as an Intelligence and Operations specialist. A military trained strategist, he served in Western Europe. Assigned to the 1st Armored Division Intelligence and Security unit in Germany. His team was tasked with the protection of the area closest to the then, East/West German border. While in the military. Mr. Williamson attended University of Maryland USAREUR with an emphasis on Finance and Behavioral Psychology. After his military duty, he entered the field of Commercial Real Estate Development in 1988.
An avid golfer and athlete, Mr. Williamson devotes much of his spare time working with various humanitarian and environmental initiatives. An advocate for the environment, he is a Founding Board Member of the Costa Rica Green Building Council(https://www.gbccr.org/acerca-de-nosotros) and has worked closely with the World Green Building Council.
The cost of each Investor Membership is invested into the company specifically for the purpose of purchasing additional property. Investments are in pooled real estate portfolio to mitigate risk. Returns are based on vacation usage, which can be adjusted each year:
- No weeks annual usage – 8% Annualized Returns
- One (1) week annual usage – 6.5% Annualized Returns
- Plus the value of one (1) week annual usage (Note: value varies based on factors such as property used and time of usage).
- Two (2) weeks annual usage – 5% Annualized Returns
- Plus the value of two (2) weeks annual usage (Note: value varies based on factors such as property used and time of usage).

The ResClub approach has earned the designation as the only SEC regulated "Vacation Security" sold to accredited investors by Licensed Securities Professionals. ResClub has also acquired the largest residential real estate owner in the UK, Alfie Best, as their capital partner. Mr. Best has acquired 19% of the company.
ResClub takes a data driven analytical approach to purchasing properties. Each location is reviewed on-site, in person and with internal teams, as well as with third-party international property management partners to ensure viability of each property as a cash flowing asset.
Each property is purchased with less than 70% debt. There is never more than 30% raised by member investors. Debt pay down begins immediately the first month after purchase, or completion of an under-construction asset.
Each membership provides a guaranteed, prepaid quarterly cash return direct to the Investor/Member’s bank account for up to 30 years, from only a one-time investment. The company maintains a 2 years reserve based on annual owed member payments at all times.
In addition to this guaranteed quarterly payment to Investor/Members, they receive free usage of the Vacation homes for their family to enjoy, every year for up to 30 years. This vacation time is also sellable by the Member/Investor.
